BlueStream Commercial Group was founded in 2022 by Joe Habbouba and Jimmy Assis. Joe built his career in banking and private wealth management, served as Chief Financial Officer of a real estate family office, and led financing at a national debt and equity brokerage. Jimmy began his career in commercial real estate investment sales. Together, the founders bring experience from the lender, owner and broker sides of the table, and they evaluate every transaction the way a sponsor does: by what the financing must accomplish.
They founded BlueStream to be the firm they would want representing their own deals: one that puts every client first, operates with integrity, and applies creative structuring to secure the optimal financing for each scenario.
Today, BlueStream arranges commercial real estate financing from $150K to $100MM+ across 45+ states, spanning bank and institutional, bridge, SBA, DSCR, mixed-use and ground-up construction programs. Every engagement begins with a candid read on what is achievable and is built around the sponsor's business plan, so clients receive financing designed for where the property is going, not just where it stands today.

Chief Executive Officer
Joe Habbouba leads BlueStream as Co-Founder and Chief Executive Officer. His career spans both sides of the lending table. He began as a Mortgage Loan Officer and went on to hold Vice President roles in private banking and wealth management at leading U.S. and international banks. He later served as Chief Financial Officer of a family office investing in real estate, proptech and fintech, and led strategic initiatives at a national debt and equity brokerage, arranging acquisition, construction and refinance financing across asset classes.

Jimmy Assis is Co-Founder and Managing Director of Originations, leading BlueStream's origination platform across 45+ states. He structures and places debt for multifamily, hospitality, retail, owner-occupied, industrial and mixed-use properties, spanning bridge, permanent and construction executions, and manages each transaction from underwriting and capital markets strategy through lender negotiation and closing. He began his career in commercial real estate investment sales and holds a bachelor's degree in finance from Macaulay Honors College at Baruch College.
